Rental Agreement: A signed rental agreement, valid photo ID, and selfie are required within 24 hours of booking to complete reservation. HVAC: Home is heated and cooled by an eco-friendly geothermal system. It may not respond like a traditional system. Please be patient with changes. Check-In/Out: Your designated check-in and check-out times are strictly enforced to ensure readiness for all guests. No Smoking: Smoking and vaping are prohibited throughout the property. Age and Group Policy: Guests under 25 must be accompanied by an adult guardian or parent. The property is unsuitable for events or large groups Liability and Equipment Use: Guests assume full responsibility for their personal safety and that of their children and visitors. We disclaim all liability for accidents or injuries. All items used at guests' own risk. Bikes: A separate waiver for bikes must be signed before the bike lock code will be provided. The four provided bikes are 26" adult bikes. Other bikes types are available for an additional fee. Quiet Hours: Quiet hours from 10 PM to 8 AM are enforced by local law enforcement to ensure neighborhood tranquility. Payment: Full payment is required for entry. Cancellation: Please adhere to the cancellation policy detailed in the booking agreement. Travel insurance is HIGHLY recommended. Occupancy: Having over the maximum occupancy for the property without prior approval will subject you to cancellation of your reservation with no refund of any payments. Housekeeping: There is no daily maid service. Linens and towels are for indoor use only. Weather-Related Cancellations: Refunds for cancellations due to hurricanes or named storms are only issued if there is a mandatory evacuation order from the National Weather Service. Construction: There is constant construction within Rosemary Beach and there may be nearby construction during your stay. Construction disturbances are heavily regulated by Rosemary Beach and should be limited.
